Built for Austin

Why Austin glass spots so fast.

Hard water is the main cause, but it rarely acts alone.

Calcium spots

Every summer

Sprinklers hitting glass bake limestone minerals on in the Texas sun.

Our fix: mineral lift, then sealant to slow re-spotting.

Afternoon heat

West- and south-facing glass

Water evaporates in minutes, leaving more mineral behind per drop.

Our fix: we schedule treated panes for cooler hours.

Lake moisture

Near Lake Austin & Travis

Humidity and mist keep panes damp, so deposits build in layers.

Our fix: frame detailing plus sealant on exposed glass.

Cedar pollen

Dec – Feb

Pollen sticks to mineral film and turns it yellow-grey.

Our fix: pre-soak first, so we're not scrubbing grit into glass.

FAQ

Questions, answered.

Can all hard water stains be removed?

Most mineral spots come off fully. Deposits left for years can etch the glass surface, and etching is physical damage that cleaning cannot reverse. We test a small area first and tell you honestly what to expect before the full job.

Will the treatment damage tinted or Low-E glass?

We check every window for films and coatings before we start. Exterior Low-E coatings and aftermarket tint need a gentler method, and we adjust products and pads to match. If a surface is at risk, we tell you and skip it.

How do I stop sprinklers from re-staining?

Adjusting or re-aiming the heads that hit glass is the biggest fix. We flag the specific heads during our visit. A hydrophobic sealant also helps water bead and roll off before minerals bake on in the sun.

How long does stain removal take per window?

Light spotting takes a few minutes per pane. Heavy, multi-year buildup can take 15 to 30 minutes per pane. Your photo quote will include an estimated time on site.
